We invite you to invest in the Coorong District and become part of our economic prosperity!

Agriculture is one of the nation’s most important industries and a major contributor to the local economy of the Coorong District Council area. As a fifth-generation farmer running a significant farming business, I have witnessed first-hand the growth of our towns and the emerging commercial and industrial activities that are ensuring a bright future that is not solely dependent on the farming sector.

Transport and logistics, tourism and hospitality, fishing and food production, renewable energy, education and health services, are all providing valued services and jobs in our main towns and rural areas. The Coorong District Council Growth Strategy in 2022 signalled continued strong stable growth in population and businesses, likely subject to economic conditions. Council has embarked upon a deliberate strategy of identifying and supporting sustainable development that will contribute to further strengthening of our local economy. The Investment Prospectus provides guidance and information on investment opportunities in our district. It articulates Council’s commitment to meaningful engagement with potential investors at all stages of development.

The Prospectus will be updated regularly so data and information are kept as current as possible. An exciting future is in front of us as the world changes. We welcome you to consider investing in the Coorong District and become part of our community.

Mayor Paul Simmons

The Coorong is a world-famous location known for its exceptional National Park, lakes, beaches, open and inspiring countryside within proximity of major urban centres. It is a place with beautiful balance, not too far from the city nor too close.

Agriculture and tourism are key contributors to a healthy economy for the district. But given our proximity to Adelaide and being on national transport routes, we are much more than a traditional rural Council area.

Renewable energy, food production, health and education services, engineering manufacturing, aquaculture and fishing, and freight transport, are some of the varieties of industries thriving in the Coorong district.

The district is best considered as having three key sectors that combine exceptionally well to create a vibrant and healthy economy and place to work, live and recreate.

The sectors are GATEWAY emphasising the proximity to Adelaide and the vital transport networks.

The TOURISM sector is strong throughout the district and includes associations with The Bend Motorsport Park and various attractions in Meningie, Narrung and Coorong National Park areas.

Thirdly, the district is a significant producer of FOOD which is distributed state-wide, nationally and internationally from nearby ports on road and rail.

Transport Hub / Manufacturing

The supply chain disruptions experienced globally during Covid illustrated the dire impacts upon economies as imports and exports slowed down and greater reliance was put on domestic resilience. No longer can key components be assumed as available in a steady supply if reliant on shipping from overseas. Council views the district as a great location for warehousing and manufacture, taking advantage of our location on national rail and transport routes and close proximity to Adelaide.

Hydrogen / Renewables

South Australia is backing Hydrogen. The State Government continues to support this industry with numerous incentives and programs (see www.ohpsa.sa.gov.au). In the Coorong District and especially at Tailem Bend, the conditions are perfect for a large-scale hydrogen related industry taking advantage of renewable energy, water supply, transport routes, gas pipeline infrastructure and labour supply in the local and adjoining areas. Council is ready to also support emerging opportunities and share our local knowledge. Greenhill Energy have identified Tailem Bend as the site for Australia’s first large scale integrated waste to hydrogen processing facility. See greenhillenergy.com.au for more details.

Ecotourism / Hospitality

As the desire for nature-based tourism grows, the opportunity for ecotourism and hospitality experiences continue to evolve. The region is rich in nature and wild landscapes, and many opportunities exist for sustainable and ecotourism. With global interest in this growing trend, the Coorong, Lower Lakes and Murray River provide a perfect backdrop for alternative styled accommodation and experiences. Increased consumer demand is on the rise for high-end accommodation that offers total immersion amongst nature, the environment and wildlife  - all of which this district can offer.

Aged and Retirement living

The district’s population profile shows that approximately 36% of the population are aged between 50 and 74 years of age. While nearby Murray Bridge provides several aged care facilities and support services, it is important to Coorong residents and their families that people have a local option for retirement and aged care living. Meningie and Tailem Bend offer such options, but it is evident that the district is facing a challenge to meet growing demand. Council is keen to talk to developers of aged care facilities and work collaboratively from concept to delivery of projects.
